We are Florida real estate consultants based in the UK working with a number of Brokers in Florida. We are not tied to any builder or seller and are solely working to assist you in the purchase of your ideal home. We will be happy to give you, and at no cost to you, the experience we have in this field. We believe in honesty, professionalism, integrity and quality and work with people in the US who share these values.

We are a family business that is not governed or driven by sales targets. We have bought our own property in Florida and have seen the problems from both sides. We are happy to tell you the minuses as well as the pluses.

We will not mislead you. At the end of the day it will be your choice, but hopefully you will have listened to the sound and unbiased advice offered and be able to make an informed decision. We want satisfied clients who feel able to recommend our services and we want to establish a long lasting relationship with our buyers.

We will not dump you once the sale is complete. We will continue to provide support and help you with rentals, especially during the early years while you are getting established. We will work as hard as you to help you achieve those repeat bookings.

You should use the services of a fully licensed real estate broker who is also a Realtor. It is only members of the Florida Association of Realtors that can call themselves Realtors. Why would you use a real estate agent that is not a member of his/her professional association? We work closely with Realtors who will act for you only and have your best interest in mind.

  • They can help you with any and all builders.
  • Ensure that you see all the properties in the area that meet your criteria and that may also include un-listed properties that are known through local contacts and affiliations.
  • Guide you through the entire process, from finding homes to look at, to getting the best financing.
  • Ensure you do not pay too much for your home. As experts in this area they negotiate and make home decisions everyday and can help you avoid making a costly mistake.
  • Help you get the best possible home at the best possible price. They will be the wise head when you are torn between the house you have fallen in love with and the house you can afford. Neither is wrong but it is sometimes a question of balancing between the heart and the wallet.
  • Take the stress out of your home buying experience. There are hundreds of details that go into each real estate transaction. They will help you find a lender, inspector, appraiser and all the other service providers that make for a smooth and worry free transaction.

If the unexpected happens and there is a sudden shortage of rental bookings, can you still manage the payments? From our experience, the most successful 'buy to let' buyers are those who become personally involved by arranging some property rentals themselves.

By sharing the responsibility of bookings with your management company you will be able to maximise the income obtained. Some lettings companies have contracts with travel and or tour operators at lower than market rates thereby reducing the amount of net income their clients actually receive.

Any rental guarantee is only as good as the company guaranteeing it and they can be most difficult to enforce should they fall short. It pays you to be cautious and remember that there is never any such thing as a free lunch.

Many management companies have come and gone over the years and extra care should be taken in their selection as you can imagine the repercussions should they disappear overnight!

  • You can of course buy property directly from a builder but let me tell you why that is not the sensible way to do it. The property seller is representing the builder, not you.
  • Dealing direct with a builder never saves you any money, as all reputable builders prefer to work with a licensed realtor.
  • Florida builders unlike their counterparts in the UK, never reduce their sale price as a result of no sales agency involvement. You will pay the same whether or not you buy direct from the builder and in fact it may save you money and headaches if you had a realtor working for you.
  • Your broker knows which builder is good or bad and those you can rely on for good workmanship, which are financially sound and which ones have a good after sales reputation.
  • You will have the extra benefit of someone representing you in Florida and a full back up service here in the UK with a pledge in helping you when you probably need it most, after you have bought it.
  • Most builders offer a commission to Agents to help them sell their homes. Your agent will help you find the home that suits you. This service is free of charge to you the buyer, as your agent, will be paid by the builder.
  • Remember, the builder's sales person is obliged to look after the builder's interests, which may not exactly match yours. He can only help with those builders' homes.
  • Do your homework and proceed with caution and at your pace.
  • Do not walk into a builder's office and think by dealing direct you will get a better deal. You may well be treated like royalty and promised the earth, but often buyers end up disappointed and disillusioned, having been given grossly exaggerated rental income or having bought property beyond their means or in an unpopular location.

Is it worth it? Emphatically YES. Buying a house, which is paid for by others, whilst you have free holiday accommodation for you and your family, has to be a great deal.

At the end, you will have potentially the capital growth and possibly a healthy income once it is fully paid for. Despite some of the information above, the majority of buyers have purchased without a hitch, achieved good rentals, which provided an annual income and lead to further purchases. They have a good and healthy relationship with their management companies.
