Ridgewood Lakes is situated on highway 27 just south of the I-4. Disney maingate is about 20 minutes and Universal is about 30 minutes.

Description

Executive 3 bed 2 bath (1850sq ft) villa with a southwest facing pool with a breath taking lake view.This is our luxury privately owned FULLY air conditioned villa.

Our villa comes fully equipped,the kitchen is very spacious with everything you require including a dish washer. There is a seperate utility room with a large washing machine (washer)& dryer.

The lounge which overlooks the lake and golf course has cable tv and a dvd, with a selection of dvd's with a ceiling fan.
There is also a formal sitting area with a chair and a sofa which converts into a sofa bed making it possible to sleep upto 8 people, with patio doors leading to the pool with a ceiling fan

The dining area has a large table which will seat upto six people,with a ceiling fan.

Our villa has three large bedrooms and two bathrooms, the master bedroom has a king size bed, tv complete with cable package and a large walk in closet, and french doors leading out to the pool. The ensuite bathroom has a separate bath and shower complete with hairdryer,with a door leading out to the pool.

Bedroom two has a queen size bed with a large closet and plenty of storage space.

The third bedroom has twin beds, a large closet and also plenty of storage space.

Bed linen is supplied for all beds, and towels for all bathrooms, and for the pool and the beach.
We also supply at no extra cost a gas bbq, highchair and cot (crib), all we ask is that if the gas runs out could you please replace the gas bottle.
There is a set of golf clubs in the villa please feel free to use them, they are free to use. You may need golf balls!
The villa also has a safe if you wish to lock your valubles up.

There are 4 tennis courts and a comunal pool free of use. Nature trails and of course a 18 hole championship golf course which was voted in the top 10, in central Florida

Terms & Conditions

TERMS AND CONDITIONS
(All bookings accepted by us are subject to these terms & conditions)

Booking procedure, payment terms and remittance

1.1 Guests should contact us to check availability and price.
1.2 Provisional bookings will be held for 5 working days during which time
we must receive your reservation deposit of £200 / $350.
1.3 A booking will only be considered firm when the reservation deposit has
been received and when we have confirmed the booking.
1.4 The balance is due 5 weeks before the date you arrive at the villa
1.5 Bookings made within 5 weeks of arrival are payable in full at the timeof booking.
1.6 All prices are fully inclusive of tax and utilities
1.7 You may change your booking, in which case we will make every effort to
accommodate any requests. There may be a charge for this service


Security deposit

2. In addition to the rental charge a security deposit of UK £150 or US $275
is payable when the final balance is due - to cover breakages or damage to
the premises and or contents and excessive cleaning costs other than those
normally incurred in connection with the occupation of the premises.
The deposit will be refunded within 2 weeks of vacating the villa, subject to
deductions to cover the expenses mentioned above.


Cancellation

3.1 You may cancel the booking at any time subject to cancellation charges
3.2 Cancellation must be in writing, we reserve the right to cancel the
booking if payment has not been received on agreed dates.
3.3 The following calculation charges apply to all rentals:

Any cancellation 5 weeks or more - loss of full reservation deposit
4 to 8 weeks prior to arrival - 50% 0f total rental charge
Less than 4 weeks prior to arrival - 100% of total rental charge

Cancellation by us

4. In the unlikely event of calculation by us we will refund you as soon as
reasonably practical and fully refund you any moneys you have paid.
Or we will endeavour to find you other suitable accomodation

Accommodation

5.1 Subletting, sharing or assigning is strictly prohibited
5.2 The villa will be available to guests after 4.00pm Florida time on the
day of arrival, unless otherwise agreed.
5.3 The villa must be vacated by 11.00am Florida time on the day of
departure, unless otherwise agreed.


Use of swimming pool

6.1 Swimming pools can be dangerous and ours is not to be used by children
without adult supervision.
6.2 No bubble bath or similar liquids are to be used in the pool
6.3 For your own safety, glass or bottles are not allowed in the pool area
6.4 Pool alarms are there for a reason please do not try to disconnect them


Smoking

7. For the comfort and safety of guests, our villa is NON SMOKING
smoking is allowed out in pool area, please use the ashtrays provided


Animals and pets

8. Animals and pets are not permitted in the villa


Insects and pests

9.1 Insects and pests are inevitably present in the Florida climate.
Withinreason, this is normal and we cannot take action to eradicate it.
9.2 The villa receives periodic pest control treatment. Only when, in our
reasonable opinion, pests in the living accommodation are a serious nuisance
will further action be taken.
9.3 Please keep all windows and doors shut when ever possible to
make your stay more comfortable.
9.4 If you do see an Insect or pest please call the Management (Ken) 863-424-7896


Liability

10.1 We are not liable for any loss or injury resulting in the use of the
villa or pool.
10.2 We accept no responsibility for and shall not be liable in respect of
any loss or damage or alteration, delay or changes arising from
circumstances outside our control such as war or threat of war, fire, or
adverse weather conditions, government actions, closure, congestion at
airports, cancellation or changes of schedules by airlines, theft from the
villa premises (both interior and exterior including garage and pool area.)


Insurance

11. We strongly recommend that you take out travel and medical
holiday insurance to cover unforeseen circumstances which may necessitate the
cancellation of your booking.

BBQ (GAS GRILL)

12. BBQ is free for guests, however, it MUST be cleaned after use, and the surrounding area (the floor) otherwsie the cost of cleaning will be deducted from the security deposit, if the gas runs out please repace it with a full one, these can be found at Walmart. Or this will be deducted from the security deposit.





Only the persons named on the booking form are allowed to stay in the villa.
Pool heating use at premises: if required must be ORDERED at the time of booking and paid within the final balance-in the event the pool heater is requested and paid for we cannot guarantee the temperature of any heated pool as this vary according to several factors the main one being the prevailing weather conditions. In event of the pool heater breakdown we the owners liability will be limited to refunding the pool heat money paid by the guest for the number of proven days the heater is out of action- No other action will be taken or compensation paid.
