You will pay a heavy price for using an inefficient or dishonest company as many owners have found to their cost. That will be a major factor in your renters choosing to repeat a booking with you again in the future. Your broker should be able to use his knowledge in helping you select the best one.
Get to know a neighbour, as it will pay dividends. They can be a very useful source of checking up on your property. It has, unfortunately been known for a letting company to allow a tenant to stay without informing the owner or indeed paying them.
A good management company will be able to:
- Secure registration with the state of Florida tax authorities.
- Obtain a hotel/ motel-lodging license.
- Arrange for cable TV and telephone to be connected.
- Manage and maintain a reservation and booking system for the property.
- Provide a check-in facility for guests as required by Florida State law.
- Obtain a security deposit against breakages for each party on arrival.
- Ensure your property is maintained in first class condition at all time.
- Arrange to handle all bill and invoices relating to your property and account to you monthly.
- Arrange for any repairs to be carried out.
- Provide an after hours lock box, so that guests can collect keys to their property day or night.
- Arrange for the installation of smoke detectors, fire extinguishers and dead locks if not already fitted.
- Ensure that your pool and spa are properly maintained.
- Ensure that pest control is conducted on a regular basis.
- Make certain that your property is properly cleaned, and bed linen and towels are washed and changed.
- Ensure toilets are properly sanitized.
